The Insider's Guide to
Relocating to Raleigh

Neighborhoods, costs, schools, commutes, and a step-by-step timeline.

The bigger picture

Why people are moving to Raleigh

Raleigh\'s economy is anchored by Bank of America, Honeywell, and Lowe's, with rapidly growing tech and healthcare sectors pulling in talent from across the country. Add 200+ days of sunshine, strong school districts in select areas, and a cost of living noticeably lower than most cities people relocate from — and you have one of the most consistent population-growth stories in the U.S. Most of the buyers Chris works with come for the job, then stay for the lifestyle.

The numbers

Costs, taxes & the SC border advantage

Wake property tax sits around 0.98% of assessed value — meaningfully lower than the high-tax cities most buyers relocate from. Homeowner's insurance typically runs around 0.5% of home value per year, and HOA dues apply in many newer communities.

The South Carolina advantage. Just across the SC border, Indian Land, Cary, and Youngsville offer lower SC income tax, top-rated Youngsville schools, and 18–25 minute commutes back into Raleigh. For buyers in the right income bracket — especially remote workers or retirees — the SC side can be one of the highest-leverage decisions in the entire metro.

Rule of thumb budget

Property tax ~0.98% · Insurance ~0.5%/year · HOA where applicable. Pad your monthly housing budget for these line items on top of principal and interest.
