The honest part

What Austin does better

Tex-Mex, BBQ, the Austin music scene. Raleigh's BBQ is solid but not Texas-style. Tex-Mex doesn't really exist here. Austin's music corridor (Red River, South Congress) doesn't have a real Raleigh equivalent — though Mordecai and Oakwood are growing.

The keep-it-weird ethos is fading anyway. Austin's last decade has made it less Austin and more "tech hub with traffic." Many transplants come specifically because the Austin they fell in love with isn't really there anymore. Raleigh has its own laid-back Southern feel.

Less rapid-growth chaos. Austin added 60–80 residents per day for a decade. Traffic on I-35 / MoPac / 360 is brutal. School capacity strained. Raleigh is growing but more steadily.

East-coast access. Raleigh is a 2-hour flight to NYC, 1.5 hours to DC, 4 hours to LA. Austin is more isolated for east-coast business + family travel. RDU's American hub vs AUS's improved-but-limited route network.

"Austin-to-Raleigh is mostly about chaos exhaustion. People who moved to Austin in 2014-2018 saw their cost of living explode while the things they loved about Austin got buried under growth. Raleigh has growth too, but it's been more measured. Plus the property tax difference alone is significant — Travis County is among the highest in TX."

What your Austin budget actually buys in Raleigh

Family A$200K HHI · $550K home
Austin
Home price: $550K (Mueller / South Austin starter 3BR)
Property tax: $11,550/yr (~2.10% Travis)

Property tax: $4,675/yr (0.85%)
State income tax: $9,000/yr (4.5%)
Annual housing cost: ~$13,675/yr
Roughly a wash on annual cost (~$2K Raleigh premium), but the Raleigh version trades 100°F summers for milder seasons and includes top-tier public schools without the Westlake/Eanes home premium.
Family B$400K HHI · $1M home
Austin
Home price: $1M (Travis Heights / Tarrytown / Westlake adjacent 4BR)
Property tax: $21,000/yr (2.10%)

Raleigh
Home price: $1M (5BR top school zone)
Property tax: $8,500/yr (0.85%)
State income tax: $18,000/yr (4.5%)
Annual housing cost: ~$26,500/yr
Austin wins by ~$5,500/yr on cost — TX has no income tax. The Raleigh case is school zoning predictability, less rapid-growth chaos, and east-coast access.
Family C$700K+ HHI · $1.5M home
Austin
Home price: $1.5M (Westlake / Tarrytown / Old Enfield)
Property tax: $31,500/yr (2.10%)

State income tax: $33,750/yr (4.5%)
Annual housing cost: ~$46,500/yr
Austin wins by ~$15K/yr. TX's no-income-tax advantage holds at high incomes. For Family C, the Raleigh case is mostly about getting away from the rapid-growth chaos that Austin's last decade has produced.

Schools

How Raleigh schools compare to Austin metro

Austin top public

Eanes ISD (serving Westlake) is one of the top public school districts in Texas, with elite college placement and strong outcomes top-to-bottom. Lake Travis ISD and Round Rock ISD are also well-regarded. The trade-off is the home-price premium: Westlake catchment now routinely runs $1.5M+ for a basic 4BR, and the Travis County property tax bill on those homes is significant.

Austin ISD context

Austin ISD as a whole has navigated significant operational and capacity issues over the past decade. There are strong individual schools (Anderson, Bowie) but outcomes are variable district-wide, and many families end up using transfer or magnet pathways or relocating to Eanes/Lake Travis specifically for school access.

Austin private schools

St. Andrew's Episcopal, Hyde Park Baptist, Regents School, and Headwaters School are the flagship Austin-area privates at $25,000–$35,000/yr. Academically strong with solid college placement; admissions are competitive and waitlists run for top grades.

Raleigh WCPSS top tier

Green Hope High (9/10), Panther Creek High, Leesville Road High, and Apex High consistently rank in NC's top 10. Davis Drive Middle (9/10) and Weatherstone Elementary feed into them. Academic outcomes are competitive with Eanes ISD without the same home-price premium for access, and assignment is address-based with no transfer or charter-lottery uncertainty.

Raleigh private schools

Ravenscroft, Durham Academy, and Cary Academy are the three flagship K-12 independents at $25,000–$35,000/yr — directly comparable to Austin's flagship privates with similar academic profile. Raleigh Academy is excellent for younger grades. Waitlists for top grades can run 1–2 years; apply early.

Bottom line: Eanes / Westlake families relocating to a top Raleigh zone get equivalent academic outcomes without the $300-$500K home premium that the Westlake zone now commands.

Questions Austin buyers ask

Frequently asked

•Will I really miss Austin even after the changes?

Honestly, it depends on which Austin you fell in love with. The Austin that built its reputation — keep-it-weird, live music every night on a Tuesday, affordable east-side bungalows, easy access to the lake — has changed dramatically over the past decade. Most relocators acknowledge the city they originally chose isn't really there anymore. What you'll genuinely miss: the music density on Red River and South Congress, the BBQ (Franklin, Terry Black's), Tex-Mex (no real Raleigh equivalent), and the Hill Country day-trip access. What you probably won't miss as much as you fear: 100°F summers, brutal I-35 / MoPac traffic, the constant feeling that the city is changing faster than your patience for it.
