The honest part

What Denver does better

The mountains. This is the biggest sacrifice. Front Range outdoor culture (skiing, 14ers, mountain biking) is irreplaceable. Raleigh has the Blue Ridge 2 hours west and Falls Lake 25 min north — solid but not the same scale or accessibility.

300+ days of sun → 218 days. Denver's high-altitude sunshine is famous. Raleigh gets real cloudy stretches in winter and humid summers. Most Denver transplants miss the dry climate more than the cold.

The food + craft beer scene shrinks. Denver has 150+ craft breweries and a strong farm-to-table restaurant scene. Raleigh has a growing food scene and local breweries (Mordecai, Sycamore) but not Denver's depth.

Less recreational outdoor identity. Denver lifestyle is hike-after-work, ski-on-Saturdays, Red Rocks concerts. Raleigh lifestyle is golf, lake, college sports, and family-formation. Different rhythm.

"Denver-to-Raleigh is mostly a housing affordability decision — the income tax rates are virtually identical and Denver\'s property tax is actually lower. But Front Range home prices have outpaced wage growth so dramatically that families can buy a meaningfully better home in Raleigh for the same money, with similar carrying costs."

What your Denver budget actually buys in Raleigh

Family A$200K HHI · $700K home
Denver
Home price: $700K (Highlands/Wash Park 3BR)
Property tax: $4,025/yr (~0.575%)
State income tax: $8,800/yr (4.4% CO)
Annual housing cost: ~$12,825/yr
Raleigh
Home price: $550K equivalent footprint (4BR/2.5BA suburban)
Property tax: $4,675/yr (0.85%)
State income tax: $9,000/yr (4.5%)
Annual housing cost: ~$13,675/yr
Roughly a wash on annual carrying cost, but Raleigh buyers get the same housing footprint for $150K less in purchase price — meaningful equity advantage. The relocation case is mostly housing affordability, not tax math.
Family B$400K HHI · $1.2M home
Denver
Home price: $1.2M (Cherry Creek/Wash Park 4BR)
Property tax: $6,900/yr (0.575%)
State income tax: $17,600/yr (4.4%)
Annual housing cost: ~$24,500/yr
Raleigh
Home price: $900K equivalent footprint (5BR top school zone)
Property tax: $7,650/yr (0.85%)
State income tax: $18,000/yr (4.5%)
Annual housing cost: ~$25,650/yr
Family B saves $300K on the home itself for a comparable property. The income tax rates are nearly identical (4.4% vs 4.5%), so the real win is the housing market entry point.
Family C$700K+ HHI · $1.8M home
Denver
Home price: $1.8M (Cherry Hills Village / Hilltop / Country Club)
Property tax: $10,350/yr (0.575%)
State income tax: $30,800/yr (4.4%)
Annual housing cost: ~$41,150/yr
Raleigh
Home price: $1.5M equivalent (Hayes Barton or Falls Lake waterfront)
Property tax: $12,750/yr (0.85%)
State income tax: $31,500/yr (4.5%)
Annual housing cost: ~$44,250/yr
Raleigh costs ~$3K/yr more in carrying cost, but the home itself is $300K cheaper and gives waterfront/historic-neighborhood access. The tax rates are essentially identical at this income level — it's a housing decision, not a tax decision.

These are illustrative — your specific tax bracket, mortgage rate, and home choice change the picture.

Schools

How Raleigh schools compare to Denver / Front Range

Cherry Creek public top-tier

Cherry Creek HS, Smoky Hill, and Grandview consistently rank among Colorado's top public high schools with elite college placement. Boulder Valley's Fairview and Boulder HS are equally well-regarded. Academic outcomes are strong, but home prices in those catchments have climbed significantly — entry to a Cherry Creek zone now starts around $1M+ for a basic 4BR.

Denver Public

DPS overall ranks middle-of-the-pack with significant school-to-school variance. East High and George Washington are well-regarded; the DSST charter network (DSST: Stapleton, DSST: Conservatory Green) has strong outcomes but admission goes through Denver's SchoolChoice lottery, which adds uncertainty for relocating families.

Denver private schools

St. Mary's Academy, Kent Denver School, Colorado Academy, and Graland Country Day are the flagship Denver-area privates at $30,000–$40,000/yr. Academically excellent with strong college placement; admissions are competitive and waitlists can run 1–2 years for top grades.

Raleigh WCPSS top tier

Green Hope High (9/10), Panther Creek High, Leesville Road High, and Apex High consistently rank in NC's top 10. Davis Drive Middle (9/10) and Weatherstone Elementary feed into them. Crucially: there's no lottery — assignment is by home address, so where you buy directly determines your school. Many Cherry Creek families specifically value the predictability after navigating Denver's SchoolChoice process.

Raleigh private schools

Ravenscroft, Durham Academy, and Cary Academy are the three flagship K-12 independents at $25,000–$35,000/yr — comparable to or slightly less than Denver privates with similar academic profile. Raleigh Academy is excellent for younger grades. Many Cherry Creek-area relocating families end up not needing private at all because the top CMS zones deliver competitive outcomes for free.

Bottom line: Cherry Creek families relocating to a top Raleigh zone get equivalent academic outcomes at a roughly equivalent total cost — but with a $300K cheaper home and an easier admission story.

Questions Denver buyers ask

Frequently asked

Will I really miss the mountains in Raleigh?

Honestly, yes — this is the single biggest non-financial sacrifice of a Denver → Raleigh move. The Front Range's same-day access to skiing, 14ers, and alpine hiking is irreplaceable on the East Coast. Raleigh's alternative is the Blue Ridge Parkway 2 hours west (Boone, Asheville, Grandfather Mountain), which is genuinely beautiful but a different scale and lower elevation. Most Denver transplants either accept this as a real loss and schedule annual ski trips back West, or shift their outdoor identity to lake (Falls Lake is 25 minutes north) and trail running. The hardcore mountain crowd struggles most; casual hikers adapt within a year.
