  • Continues for life of mortgage

  • Income-based eligibility (typically 80% AMI)

Habitat for Humanity of Wake County

Affordable homeownership with sweat equity

  • For buyers earning 30-60% of Area Median Income
  • Requires "sweat equity" (volunteer hours)
  • Homes sold significantly below market value
  • Zero interest mortgage loans

Do I Qualify?

Here are common eligibility requirements across most programs. Each program has specific rules, so check with your lender to confirm.

First-time buyer (or haven't owned a home in 3+ years)
Meet income limits for your county/program
Minimum credit score (typically 640+)
Complete HUD-approved homebuyer education course
Home will be your primary residence in North Carolina
Stable employment history (lenders typically want 2 years)
Sufficient savings for reserves (varies by program)
